The procedure for accurate plan review is a complicated process which burdens any code enforcement department. Time and budget constraints are a constant adversary. Building Inspection Underwriters, Inc. eliminates the need to maintain your own internal plan review staff. This keeps payroll and related expenses to a minimum which allows for cost control by governmental and private firms. Building Inspection Underwriter's Inc. has the personnel and resources available to provide you with timely and efficient service. This service is offered to state, county and local governments as well as engineering, architectural and private contractors. Plan Review Questions and Answers 1. Most plan review departments do not budget for outside plan review services. How can they utilize the services of BIU without incurring any cost to themselves? The model codes allow the cost of plan review to be passed on to the property owner. Plan review fees can be collected by the municipality or BIU can invoice the owner directly. In either case, plan review fees are fulfilled without any cost to the code enforcement department. 2. How long will the process take? The initial plan review is completed within ten (10) business days or less. Any follow up reviews due to corrections are completed within five (5) business days. 3. How will the construction plans and specifications reach BIU? All construction documents can be sent by mail, UPS or express delivery. For governmental agencies (state, county, municipal) we offer free UPS shipping. 4. How can we receive the plan review results in a timely manner? If requested by the code official, a final release can be faxed to the code enforcement department. One copy of the approved documents will also be mailed to the department. 5. If there are any questions concerning the plan review, who can contact BIU? All parties involved; code officials, developers, designers or the owners will be provided access to BIU plan reviewers. 6. If the municipality has adopted it's own local amendments to the code, will those amendments be included in the plan review process? All adopted amendments provided will be utilized in the plan review process. 7. What information should be provided with the plans and specifications for a plan review? All required plan review information necessary for the review is listed below on the BIU plan review requirement sheets which are provided to the owner before the process begins.
